You have before questioned the JV's that Richard et al have done. Again, by questioning the soundness of these said JV's, you are basically questioning Richard et al.

I would like to think that Richard's track record and expertise speak for themselves.

Perhaps, as a few other area plays "hit", the ease to raise capital for other other players (read JV's if you will) will be heightened.
