Still the stock seems to be held down and there exists a Valuation disparity even for a 5%-10% In-Situ Valuation that is extreme.

Undervalued? By 80% of a In-Situ at 5% based on RE prices at $8500

The stock would have to rise 500% to $10 to just start into a fair value range.

What could trigger a reassessment of valuation?
