imho, the smartest play in any buy-out negotiation is to say absolutely nothing of whats going on or as little as possible-to meet compliance with regulations....

Recommended reading:" Effective Negotiating" by Chester L. Karass  (old but still current in todays application).

Unless u want to pay more for the Property in question, i.e start a bidding war.
